Hi there my partner I based in the United States are looking for a potential employee/freelancer that can assist with elevating our real estate business to increase deal flow both residential and commercial properties/land, we are looking for someone with experience and or knowledgeable and these areas with 5+ years in fields requested. Please read carefully before applying, here is a list of required duties and must knows: -Lead generation with specific niches not just a broad list, we need MOTIVATED SELLERS! using software like propstreams, batch leads etc…or have experience with pulling list from county websites -Cold calling a must with speaking fluently in English also clearly with a good quality microphone and stable internet connections. Positive and confident when speaking with sellers and buyers and or attorneys/title companies. -Updating potential client information into CRM’S like Podio, Leads, Buyers and general information. -Knowledgeable on filling/file purchase sale agreement contracts and assignment of contracts if not will train the right freelancer. -Experience in Acquisitions and Disposition is a Major Plus.. -Knowledgeable on Creative Finance such as: Seller Finance, Subject to, Lease Purchase Options -Knowledgeable on Wholesale Real Estate and knowing how to find the best deals by running comps, determining after repair value, rehab cost, rental income projections and using a precise formula to determine a great Maximum Allowable Offer price to negotiate/offer to potential sellers. -Know how to prepare a Professional Marketing Package/Portfolio to present to end buyers with pictures and detail information about property. -Operate social media content to acquire potential deals or source cash buyers. -Follow Standard Operating Procedures a must for example *Must work schedule time, if unable to please let us know a day ahead of time *Be professional we are open to any advice that will help elevate this business *Always find ways to help our clients but don’t pressure anyone *Attend weekly meetings and more will be explained upon hire of right freelancer This position can be open to a long term rewarding task with base pay plus commission depending on job performance the more deals we close the more money we all can make with unlimited potential. In order for this job to be successful we need consistency, determination, knowledge about the real estate business residential and commercial, organization and professionalism.
